The Kite House is in a superb location on East Wittering Beach, just a short walk from East Wittering village and Bracklesham, with a choice of excellent restaurants and cafes. It is also only 20 minutes drive from Chichester and 25 minutes from Goodwood. The garden gate opens onto the beachfront, with direct access to all the water sports the bay has to offer - kitesurfing, surfing, windsurfing, SUPs, kayaking - it is all here. The house has been recently renovated and has a large sun deck with a stunning view of the beach and sea across to the Isle of Wight. There are plenty of sun loungers available on the deck in the summer season, and also by the pool, which is heated from June to the middle of September. The pool is fully enclosed and secure and is a sun trap on warm days. The bedrooms are wonderfully comfortable with luxury bedding and ensuite bathrooms in the two double rooms. The twin loft bedroom which is smaller andhas a separate private bathroom which is on the floor below. Why not work from the beach, rather than from your own home? The separate study made available to guests is also a media room with gaming connections and a big screen TV if you need to stay in on a rainy day or watch a major sports event. On sunny days the French windows open out onto a patio which joins to the swimming pool. Imagine being able to have a dip in your lunch break, or stroll into a stunning sunset after working from The Kite House. The broadband connectivity is full fibre and is perfect for conference calls and streaming TV or movies on a laptop. The larger family bedroom (with sofa) has a TV. The other bedrooms do not have TVs. If you want to rent e-bikes there is a rental company nearby, and the Saltern's Way is a perfect track to take you from West Wittering up the harbour to Chichester. There are boat tours from Itchenor to visit the seal colony near Bosham, or go fishing, or simply have a harbour tour.

The Kite House has the warmth and character of a house lovingly upgraded over the last few years. It is very much a home rather than a holiday house. My name is Miranda and I moved here to East Wittering with my late husband Martin in 2013 after living abroad for a few years. He and I fell in love with this location immediately, and opened our house up to guests for a few years up to 2019. Since then I have completed some major renovations, and look forward to welcoming new guests to The Kite House. I am a keen kite surfer, skier and golfer, and I love living on the beach. I am always happy to recommend local places to visit, restaurants, pubs and of course some lovely beach walks or hikes up in the south downs. I have two black labradors, Wilson and Jones, who are extremely welcoming to any guests and greet everyone with soft toys. They live in the house, though not upstairs - so the bedrooms are pet free zones. Wilson and Jones have featured in many reviews and in summer they are always happy to go for a swim in the sea with anyone available.

The Witterings are known as one of the most famous beaches within easy reach of London.This is a watersports paradise - but most often our guests love the beach walks to West Wittering and East Head, or to Bracklesham and beyond. There are many restaurants within walking distance serving excellent breakfasts. Goodwood is only 25 minutes drive from here, and Chichester is a beautiful cathedral city. Chichester harbour provides lovely walks to pubs and restaurants.
