7 days before arrival you will receive instructions to register your documents via our Guest Portal and pay the Tourist Tax of 3 euros per person up to 7 nights from 1 April to 31 October, as required by the Municipality of Cernobbio. Children under 11 years of age are exempt.
We use this procedure to verify your data and documents and to send the information to the "Alloggiati Web" police service which is the Italian procedure for accommodating guests in Italy.

Switching on and off air conditioning and heating are subject to compliance with current Italian legislation (Presidential Decree 16/04/2013 n.74, DM 383 of 6.10.2022).
Summer: the average air temperature must not be lower than 26°C for all types of buildings.
Winter: weighted average air temperatures must not exceed 19°C. The switching on period and the daily switching duration depend on the climate zone defined by the legislation.

The back yard is fully enclosed, while the front garden is bordered by a low fence with a gate. Be especially careful if you are traveling with children.

Charming 80 sqm apartment with independent entrance in a large residence surrounded by greenery (steps to access the structure). The accommodation is located on the ground floor of a villa and can host up to 4 people. It offers an enchanting view of the Alps, Prealps and Lake Como.
The property consists of two bedrooms, living room, kitchen, bathroom and spacious private garden with covered patio. There is also free parking and a shared tennis court.

The internal space is organized as follows:
- BEDROOM I with double bed, chest of drawers, TV, built-in wardrobe and access to the patio;
- BEDROOM II with double bed;
- LIVING ROOM with double sofa bed (possible option if the 4 guests prefer to distribute themselves differently between the rooms), armchair, TV 46'', fireplace (aesthetic only, cannot be used), dining table with chairs and access to the patio;
- KITCHEN with gas hob, fridge, freezer, dishwasher, oven, microwave, coffee machine, toaster, electric juicer, kitchenware and access to the back garden;
- BATHROOM with shower box (raised), sink, bidet and WC;
- BATHROOM with washing machine;
- COVERED PATIO with sofa, armchairs and outdoor table;
- BACK YARD with dining table and chairs, sink, boiler room and electric barbecue.
FURTHER SERVICES AVAILABLE TO GUESTS: wifi, independent heating (external boiler), fan, safe, hairdryer, drying rack, iron and ironing board.
Furthermore, the accommodation provides rackets and balls to use the condominium tennis court (free of charge).

Civenna is the name of the village that makes up the mountain area of Bellagio. Choosing a villa in Civenna is a guarantee of tranquility, privacy and breathtaking views of the lake and surrounding mountains.
The essential services are present: well-stocked grocery store, with an excellent selection of local products. Bakery, pastry shop, ice cream shop, two bars, a tennis club, tobacconist and pharmacy are all in the center of the village of Civenna.
The closest restaurants can be reached in a few minutes by car and are among the best in the area, in particular for lovers of grilled meat, game and dairy products. Booking one of these restaurants will allow you to avoid the crowds of the center of Bellagio, and will give you the serenity of a dedicated service.
The area is known above all to cycling enthusiasts, also for the nearby church Santuario di Santa Maria del Ghisallo, whose walls are adorned with bicycles from different eras donated as votive offerings by the athletes, the adjacent museum dedicated to the competitive discipline of road cycling and the famous Giro d'Italia and Giro di Lombardia, which have always had this mountain (Il Ghisallo) as a stage, one of the hardest.
