Terletak di kawasan strategik Kuala Nerus (Gong Badak), hanya 50 meter dari Jalan Tok Jembal & Jalan Persekutuan (Jalan Tengku Ampuan Afzan), homestay ini menawarkan akses mudah ke universiti, pantai, lapangan terbang, pusat membeli-belah, restoran, dan tarikan pelancongan utama. Homestay ini mempunyai 3 bilik tidur berhawa dingin dan mampu menampung sehingga 6 orang tetamu. Susun atur bilik adalah seperti berikut: Bilik Master dilengkapi katil Queen dengan bilik air sendiri (toilet duduk, water heater, bidet dan cermin). Bilik 2 mempunyai 1 katil Queen manakala Bilik 3 dilengkapi 2 katil Single. Di ruang tamu terdapat sofa bed untuk tambahan seorang tetamu. Setiap bilik disediakan tuala, bantal dan selimut untuk keselesaan anda. Terdapat 2 bilik air moden – satu di dalam Bilik Master dan satu lagi di luar untuk kegunaan bersama. Kedua-duanya menggunakan toilet duduk, water heater, bidet, dan cermin. Untuk kemudahan harian, tetamu boleh menikmati WiFi berkelajuan tinggi secara percuma, ruang tamu dan ruang makan yang selesa, seterika dan iron board, serta sejadah untuk kegunaan ibadah. Dapur lengkap tersedia dengan stove, rice cooker, peti sejuk, water dispenser serta pinggan mangkuk asas untuk memasak. Tempat letak kereta berpagar (1 kereta) juga disediakan secara percuma. Penginapan ini menggunakan sistem self check-in dengan lockbox dan passcode, menjadikannya mudah dan fleksibel. Deposit keselamatan sebanyak RM50 diperlukan semasa check-in. Lokasi Amni Home sangat strategik: hanya 3 minit ke Pantai Tok Jembal, UMT (Universiti Malaysia Terengganu) dan UniSZA (Universiti Sultan Zainal Abidin), serta 5 minit ke Hospital UniSZA dan Warung Pok Nong yang terkenal dengan Sotong Celup Tepung.
