How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We use a weighted review system which means that the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include 'hate speech', discriminatory remarks, threats, sexually explicit remarks, violence, and the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

I did not like the management. They sounded very unprofessional. So much so that I even considered complaining to consumer affairs. If I had time, I would have done so. On the last day of our stay, water ran out. We literally did not have water to even flush the toilets. Imagine it's your last day in the country, your checkout time is 12 pm, and the place does not have water. The owner sits in the UK, and getting a response on time was an issue. Finally, when we got in touch with him, he informed us that there was some scheduled work on water lines and the management had shut the water for the whole day. The owner was adamant that he did not know about it but still insisted on charging the rent for the day. It's either dishonest or negligence, as in most advanced countries like Dubai, these works are planned with enough prior notification. He shouldn't have leased the property in the first place The property is poorly maintained, and I have provided pictures to prove it. I have more pictures to upload or send. The system allows only four. There are broken tiles, stained counter tops, and dirty, stinky mops, and cleaning supplies were stored in one of the toilets. When we turned on the water, it was dirty brown water coming out of the sink. We had to keep the water running to get rid of dirty water first. Check-in time was 4:00 pm, we reached arpund 3:15 pm, no one at the reception had any information regarding the booking. We sorted it out with the owner in the UK. Finally, when we took our luggage to the room, the cleaners were still cleaning. We left our luggage in the appointment whilst cleaning was still taking place by 4:10 pm. The place at a higher level looked clean, but when we actually started using the facility, we found rubbish between the sofas, chicken bones, and a TV that had no antenna connection and no internet to use the smart features. When complained, the owner said this is our first property, and we are learning our ways around.
This is a false review by a guest who attempted to extort a nights fee out of us, I was very responsive, even giving him my UAE number which he was welcomed to message or call anytime but did not & he met the flat exactly as described, at the time we had no wifi listed. The water incident did happen , at the decision of the building management who did not inform me of it. That was an unexpected setback which was only about 2 hours of his stay period, and it was compensated by allowing him to stay 5.5 hours longer as well as an offer of 30% of his night's fee returned which He declined, attempting to extort us with threat of bad review after He already received the flat at a high discount and affirmed the cleanliness of it on the first night, then only after staying the entire time, without complaints, he attempted to threaten a bad review unless I gave him 1 nights fee back. A disingenuous and very ill-mannered guest. I use WhatsApp on my UK number but I do live in the UAE. Please compare with other guest's review to prove his dishonesty. Also notice his immaturity which was evident in his libellous review as well as our communications - He thinks Dubai is a country, He has also reviewed everything as being above 1 star, including the location which he gave 7.5 but then concludes with an overall rating of 1, which makes no sense if He were being genuine in his assessment. I would not let to him or his family again, He should pay 3x what I charged him at a hotel instead.

Verified reviewBreathtaking views, lots of free facilities such as gym, pool and private parking space. Nice, easy access to salon and convenience store underground. Safe location with 24hour security. Easy to hail a taxi from outside as location is always lively. Direct access to the river and few minutes walk to JBR beach. Except for the single bed, every room is spacious and has its own balcony. Living room also is large and cosy with its own balcony. Quick, easy and convenient check-in and check-out. Host was helpful and responsive to any questions we had.
Some facilities could do with updating/replacing to look a bit newer, but everything functioned well enough.
