Read more– opens a dialog boxEach review score is between 1 and 10. To get the overall score you see, we add up all the review scores we’ve received and divide that total by the number of them. We use a weighted review system, which means the more recent the review, the bigger the impact on the total review score calculation. Guests can also give separate “subscores” in crucial areas like location, cleanliness, staff, comfort, facilities, value, and free Wifi. Note that guests submit their subscores and overall scores independently, so there’s no direct link between them.
You can review an accommodation that you booked through our platform if you stayed there, or if you got to the property but didn’t actually stay there. To edit a review you’ve already submitted, contact our Customer Service team.
We have people and automated systems that specialize in detecting fake reviews submitted to our platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone who spots something suspicious can always report it to our Customer Service team so that our fraud team can investigate.
Ideally, we'd publish every review we get, positive and negative. However, we won’t display any reviews that include or refer to (among other things):
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out. We may stop showing reviews once they’re 36 months old, or if the accommodation has a change of ownership.
An accommodation can reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (e.g. language, whether it’s just a rating or contains comments as well, etc.). You can sort and/or filter them by time of year, review score, and more.
Sometimes we show external review scores from other well-known travel websites, but make it clear when we do this.
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly, without limiting expression or strong opinions. They're also applicable regardless of the comment's tone.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Promotional content will be removed and issues concerning Booking.com’s services should be routed to our Customer Service or Accommodation Service teams.
Contributions should be appropriate for a global audience. Please avoid using profanity or attempts to approximate profanity with creative spelling, in any language. Comments and media that include hate speech, discriminatory remarks, threats, sexually explicit remarks, violence, or the promotion of illegal activity are not permitted.
All content should be genuine and unique to the guest. Reviews are most valuable when they are original and unbiased. Your contribution should be yours. Booking.com property partners should not post on behalf of guests or offer incentives in exchange for reviews. Attempts to bring down the rating of a competitor by submitting a negative review will not be tolerated.
Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and other similar details.
The opinions expressed in contributions are those of Booking.com customers and properties, and not of Booking.com. Booking.com does not accept responsibility or liability for any reviews or responses. Booking.com is a distributor (without any obligation to verify) and not a publisher of these comments and responses.
By default, reviews are sorted based on the date of the review and on additional criteria to display the most relevant reviews, including but not limited to: your language, reviews with text, and non-anonymous reviews. Additional sorting options might be available (by type of traveler, by score, etc...).

New ZealandLia's Guesthouse is the nicest place we stayed in our three weeks in Georgia. We stayed on three separate occasions for 5 nights in total. We were made to feel extremely welcome. Lia is a truly lovely person and we felt very sad saying goodbye! The location is excellent. It's an easy walk to all local attractions, cafes and usual tourist sights. Don't hesitate to stay here! Warm, cosy and very comfortable. We appreciated the efficient airport pickup.

United Arab EmiratesI loved how well furnished and decorated this place was I wish I had more time to look around and stare at the art pieces in this house because it’s literally a museum, and the host, the most amazing person I met in Georgia. Mad respect for her work ethic and discipline. But yeah the entrance was a bit shabby and really dull and dim at night but that shouldn’t stop anyone to book this place if they wanna experience true old T’bilisi stay.

FranceI have no words to describe the kindness of Lia and the coziness of her house. Lia goes above and beyond to help you with what you need - she lent us an umbrella, washed some laundry free of charge of us (and even ironed it!!!), she helped us book another lodging when she was fully booked and we couldn't extend, she allowed us to leave our big backpacks at her place for 2 days while we traveled somewhere else in Georgia, she gave us recommendation for restaurants in the area, she came to make the bed, fold our clothes etc. everyday when we were out - anyway, she is truly a GEM and the soul of this place!! We stayed with her for two days when we arrived in Tbilissi and came back the following week because we loved it so much. In addition, her house is so traditional and comfy, you feel right at home. It's in a super quiet street although very close to the center (10-15mins walk to Liberty Square or Rustaveli metro stop), the room is huge and furnished with everything you need, and best of all there is a small kitchen and big balcony for guests to use so we were able to cook a dinner and our breakfasts there - so convenient when you're craving a home-cooked meal! There's everything you need to cook like pots, pans, cutlery, oil, salt, and so on so you don't even need to buy anything extra. There's also water for her guests in the fridge. There's even a kettle, coffee, tea, mugs etc. directly in the room. All in all, I can't recommend her guesthouse enough if you're looking for a homey stay in Tbilissi. Thank you so much Lia, we will for sure come back when again in Tbilissi ❤️

It’s an amazing house: the room is spacious, beautiful, everything is so clean, and incredibly comfortable. I wish I could have stayed many more days! I regret not discovering it sooner. The best part, without a doubt, is Lia: absolutely adorable, sweet, and a truly wonderful person. I highly recommend staying at her house! It feels like being in a museum, a true gem. I hope I can come back very soon.

SwitzerlandThe room is on a high floor, and the stairs are pretty narrow, so it can be difficult to come up with heavy luggage. Sometimes in the evening you can hear sounds from a nearby restaurant (but not till late and not too loud).
Cosy, clean, and very comfortable room. The owner is very friendly and helpful. They help us a lot with transfer to the airport and with removing carpets from the room (I have a dust allergy, so no carpets for me). A nice cat is living on the first floor. It was a pleasure to have breakfasts and dinners in the open kitchen. Other buildings are nearby, but because of the trees, you don't feel it. Sometimes streets nearby can look not very safe, but we don't have any problems even in the dark, all the locals were very friendly.

GermanyThe accommodation was an absolute dream and a great start to my stay in Georgia. The hostess herself is a truly warm and welcoming person, always ready to help with advice and support. The room was clean, comfortable, and even air-conditioned. The bathroom was also clean and well-equipped. There's a large balcony, surrounded by greenery, and a kitchen for cooking your own meals. The location is excellent. Quiet from the hustle and bustle, but still plenty of great cafés, bars, and restaurants (also for young people) right around the corner. I would definitely come back! I'm already missing the house cat, "Kitty."

AustraliaIroning facilities accessible at any time. That is usually the case but the ironing board got broken when I was staying at Lia's Guest House
The place is cosy and perfectly clean. I love the view from the balcony. Lia is very friendly and helpful. Great terrace where you can sit and enjoy yourself. The location in the old city was perfect for me - central and quiet at the same time. Quite a few shops nearby. Close to Rustavely Av and 2 central metro stations

SwitzerlandMaybe the mattresses would deserve an upgrade, but I am particularly picky.
The room was on the upper floor of a city house in a quiet-ish side road, my room was facing the green courtyard. You go through several private living quarters, which might not be everyone's cup of tea. All beautifully furnished with antiques. The room is spacious, well furnished too. There is a kettle. The bathroom has everything one needs. The owner greeted me kindly in the middle of the night, helped out with water barrels during a water outage in the city. She was always reachable through the messenger. Overall a great stay!
