The neighbourhood is quite old, with a noisy dog nearby that barked all night!

The property was very clean and comfortable, with everything available that we needed! It was perfectly located near the city center either busses and a metro station within walking distance. There were also many restaurants, cafes and supermarkets close by! Carrefour is also walking distance! The owner very graciously allowed us to stay an extra 2 hours before checking out!

in our room - 15 drain in bathroom was blocked a bit.

The place is awesome, we know and like Alvabari - a lot of groceries, restaurants in area. Close to roads and historical center. Bus station and church are aslo here . Automatic check in is excellent - codes are sent in messages, so you can arrive at any time. Room is super, view is also marvelous. The price is a little bit higher than for other places around.

•No sound proofing 🚨 ⏰ Neither in the building or in the rooms next to you. I had the bad luck of having a noisy tenant who was really loud and disturbing and not caring of their surroundings as they were even banging stuff in the room 🫣 Someone was also moving furniture from the upper floor for both days early in the mornings. But yeah,no soundproofing 🔊

We stayed 4 nights and it was veery good stay. Almost everything was great except some minor issues. If that issues are fixed this place is 10/10. Apartment: Super clean. it is a 1 bedroom apartment in 3rd floor of a building, there are 2 other units next to it. 1 shower with toilet, a kitchen with electric stove and small refrigerator. Everything you need in the kitchen is available. There is a microwave too. The are 2 big sofas and a TV. There is a beautiful terrace with a fantastic view of the Holy Trinity Cathedral of Tblisi. (Caution: the terrace is super slippery when its wet, be careful) The bed is super soft, so it doesnt have an  orthopedic mattress, therfore I wouldnt recommend it to those who might have a back problem. The pilows were too thin. The house was a bit cold (although we were there in the coldest time of the year). Location: it is about 10 min walk from the Avlabari metro station. There is 24/7 super market just 2 min walk. Quite neighborhood. All together was a great stay for us. We never saw the owner, but he was always available on whatsapp, and he was helpful. They put only 2 shampoos and soaps, and when I asked the owner he said we only provide 1 set. So if you stay more than 1 night remember to bring or buy shampoos and etc. But these were minor issues, and surely when I come back to Tblisi I will try this place again as it was super clean. As a respect to this matter, I tried to give back the suite as clean as possible too. Finally the view was amazing.

We mostly enjoyed our stay, however the host might have been more responsive to our problems. We ran out of toilet paper as well as there was on other bathroom issue that should've been fixed on time. Other than these nuances - very good!

The apartment we took is very large with an amazing balcony and view! The interior is modern looking and everything was in place for us to sleep in comfort. All the kitchen utilities were also in place. The location is nice, basically 15 mins walk to the old city with wine cellars and other exciting Tbilisi stuff. The taxi services are also cheap in Tbilisi, so it was never a problem to get back to the room.

Sometimes the dogs were barking a bit long (not the owners fault). Shower holder was not holding shower head correctly. Not much choose of food places. Lift was unreliable

Owner was responsive and was flexible. Place was clean and tidy and had a good bed. Wonderful view of the church. Would stay there again. About a 5 minute walk to metro station
