Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.

United KingdomCustomer service received from host's was very poor. After meeting us at the Villa, the host took our deposit and then left before the cleaner had finished. Nobody showed us around the Villa. The villa is in desperate need of updating as over the week we had a number of problems which included. 1 ensuite bathroom out of use, the other ensuite bathroom had no cold water, the balcony door to one of the bedrooms was faulty and did not lock. The insufficient utensils in the kitchen and lack of cooking equipment. The outside only 2 sun beds for a Villa which sleeps 9 people. The filter in the smaller pool was broken and the tiles look tired and chipped and the entrance to the pool was very dangerous for our little girl, lastly the outside shower drain was blocked for 3 days. After contacting the host, they replied with someone would be out to fix the issue but no one turned up.
The Villa is in a beautiful location.

United Arab EmiratesThe property does permit guest visitation, however, there seems to be a significant lack of communication between the property host and the security personnel at the entrance gate. This issue was particularly noticeable when we had guests arriving from Al Ain, who were initially denied entry. It took approximately two hours to resolve this misunderstanding and allow them access. Another problem we encountered was a damaged door, which we discovered immediately upon our arrival. I documented the issue with a photograph and promptly communicated it to the host. Regrettably, the host held me responsible for the damage and my deposit was consequently withheld. In response, I requested evidence demonstrating that the door was undamaged prior to our arrival, which they failed to produce. This incident not only marred our trip, but also resulted in a tedious five-day negotiation to retrieve my deposit, causing considerable frustration. It is due to this experience that I am reluctant to return to this property.

United StatesWhen I reached no one was there to handle me the keys, they kept me waiting although we agreed on a time to meet, the security guid made a big scene for the guests because basically their gust list is not updated and didnt let my friends in!!! Although I already sent them all the details of the guests with their ID’s. They kept my friend waiting 40 minutes outside the gate and didnt let them in! They went all the way back!!!!.. and when i called the fam call center they said its not from us!! 😂😂😂 from who then???? It was my first and last time. Very disappointed

RussiaGood day! Emotions run high! We have been Jenius travelers for 15 years, have been almost all over the world, and I always choose my hotel carefully. The information in the hotel profile is not true!!! This is the worst accommodation in all our trips. The house is in a dead state, everywhere there is dirt, damage, the decoration is disgusting, the cheapest, there is no design at all. Service is completely non-existent. Let's start with the fact that we have already booked a villa 2 times in FAM Living, but in a different Palm village. Everything was good enough, the service was good. Therefore, we were confident in this booking. I asked for a paid early check-in 2 weeks in advance, since I flew with two small children from Bali on an early flight, and my husband arrived only late in the evening of that day. To which they politely replied to me that they would try to do their best. As a result, I reminded about this several times before check-in, saying that it was important, but when we arrived, in the morning around 6 in the morning to the security, they said that we were not on the guest list, and we could not even leave our luggage, but he cannot contact anyone, because the office is open from 9 am. We had to leave for another hotel and return in the evening. Yes, they charged the accommodation fee from the card the day before. When we arrived, we were met at the villa by a man who spoke like a robot, seeing that I was with two small children after a 9-hour flight, he asked for a deposit of € 4000, wrote it off and left. I asked for cleaning every day in advance, and when I asked what time they would come to clean the next day, it turns out that cleaning can be done only every other day for AED550 and they cannot do it every day, only after 2 days. All the equipment in the villa is 20 years old, worn and dirty, unpleasant to touch. I have never seen such a terrible state. The cost of the villa is overpriced many times over. Further.
